Phase 1 Environmental Site Assessment

GSE conducted a Phase I ESA in accordance with ASTM E1527 standard practices for environmental site assessments. This was done to help determine if the site is impacted by recognized environmental conditions (REC). "Recognized environmental conditions" means the presence or likely presence of any hazardous substances or petroleum products in, on, or at a property: (1) due to any release to the environment; (2) under conditions indicative of a release to the environment; or (3) under conditions that pose a material threat of a future release to the environment. The term includes hazardous substances or petroleum products even under conditions in compliance with laws.
The assessment included:
Review of the environmental setting and site history.
User Provided Information
Review of environmental agency databases.
Site reconnaissance.
Interviews with local businesses and government officials.
The study site did not exhibit evidence of recognized environmental conditions. The site adjacent to the west is listed as a historical “dry cleaner” facility. This does not necessarily mean dry cleaning occurred on premises since the designation also applies to drop-off satellites. There is anecdotal evidence to support the satellite scenario (from an interview with neighbor).
